Characteristics of the Location

The Ueno-Okachimachi district where the property is located is bounded by the north-south thoroughfares Showa Street and Kiyosubashi Street, and by the east-west thoroughfares Asakusa Street, Kasuga Street and Kuramaebashi Street. The area is a center of business, well served by both the JR line and subways, with the Shinkansen terminus at Ueno Station, and subway access provided by the Tokyo Metro Ginza Line Ueno Hirokoji and Inaricho Stations, the Tokyo Metro Hibiya Line Naka-Okachimachi Station and the Toei Oedo Line Shin-Okachimachi Station.

Office stock in the area is in the small- to medium-sized range, and was generally developed from the 1970s to the early 1990s. As such, it remains an area with many older, small offices. Office building demand is driven by Ueno’s role as a center of business, with many companies locating their eastern Tokyo branches there. Wholesale businesses have also traditionally been concentrated in the area.

Property Characteristics

The property is a two-minute walk from the Toei Oedo line Shin-Okachimachi Station, a five-minute walk from the Tokyo Metro Hibiya Line Naka-Okachimachi Station and a seven-minute walk from the JR line Okachimachi Station and is located along the busy Kasuga Street. With high visibility along the street and excellent proximity to train and subway stations, the location is comparatively good.

The property has certain appeal in the area for its scale as a mid-sized office building, with a gross floor area of 1,332 tsubo and standard floor area of 156 tsubo. The property underwent renovation in 2008, mainly in the common area, which we believe has increased its competitive advantage as an office building.
