Ochanomizu Sola City

1. Energy-conservation and power-saving measures through the use of LED lights throughout leased rooms
We use LED lighting throughout leased rooms to create an environmentally considerate office building. We also use LED lighting in shared spaces to reduce power-consumption.

2. Having installed solar panels ont building's roof.

3. Utilize subway seep water
Ground water from subways is being utilized for the first time in office buildings within the city as well. Unused energy is utilized as an air-conditioning heat source.
4. Greening
We have achieved a greening ratio of 45% through active planting of flora in the ground-level open space(s) and on the rooftop.

5. Disaster response

(1) We are capable of supplying up to 72 hours of power in the event of a major disaster through emergency generation.

(2) Completion of disaster-readiness emergency storage
An emergency supplies storehouse, approximately 200㎡ in size, was built on the second basement floor (including Chiyoda-ku's emergency storage).
Medical supplies, emergency supplies, food, and drinking water that would be needed in a disaster are stored here.

Hulic Toranomon Building

We undertake the following initiatives to contribute to the prevention of global warming, promote a recycling-oriented society, and strengthen BCP (Business Continuity Plan) measures.

  • 1.By adopting a natural ventilation system, natural lighting system, and low-emissivity multilayered glass, the building has been cleverly designed to use natural elements such as wind and sunlight to reduce CO2 emissions.
  • 2.The building reuses rainwater for toilet-flushing water.
    3.On the rooftop is greenery space that serves as a relaxation space for office workers.
  • 4.In the event of an emergency, an emergency power generator installed on the rooftop is capable of providing emergency power for common areas for approximately 72 hours.

  • 5.An emergency provisions storeroom, managed by Minato City, is located on the second floor to provide support for people stranded in an emergency.

Office buildings achieve Japan’s highest level of eco-friendly performance
Energy-saving systems that effectively use natural energy such as sunlight, wind, and water have been actively introduced.

1. Sunlight capture system T-Soleil

T-Soleil is a light capturing system that transmits large amounts of natural sunlight into buildings. The primary mirror, which has an automatic sun-tracking function, captures sunlight from any direction, which is then reflected on the secondary mirror so that the light can be diffused within the space. Pleasant and gentle lighting environments throughout the four seasons give people a sense of calm while also imparting energy.

2. Solar power system

As one of our initiatives to coexist with the environment, solar panels that actively use solar energy are placed on the building's roof. This energy is used for part of the building's electricity.

3. High-performance low-e double glass and Night purge

High-performance low-e double glass has been used for the sashes to reduce the thermal load. In addition, the night purge function brings cool outside air into the building at night, while sunlight tracking electric blinds are used. This achieves a pleasant internal environment and a freeing sense of openness.

4. Retroreflective panels

Panels that reflect sunlight back onto the sky have been installed on the exterior. This curbs the increase in ground surface temperature caused by the sun's heat, and improves the surrounding thermal environment.

5. Greenery area

It received the chairman's award at the 31st City Parks Contest organized by the Parks & Open Space Association of Japan
Shinagawa Season Terrace provides a vast green space of 3.5 ha that can be used for various events, such as for yoga and as an open-air theater

Rooftop greening

Rooftop greening can reduce the load on HVAC systems and save energy by blocking direct sunlight, which prevents heat from being stored by concrete.

Wall greening

Wall greening is expected to not only combat the heat island effect through transpiration by enveloping the exterior of buildings in greenery, but also make visitors to the city feel at ease by improving amenity.

Renewable energy initiatives

Having installed solar panels on the rooves of buildings, we display the status of power generation and the reduction in CO2 emissions on generation display panels.
