Successive selection in MSCI Japan ESG Select Leaders Index

1. About MSCI Japan ESG Select Leaders Index

MSCI Japan ESG Select Leaders Index is designed to target companies in the "MSCI Japan IMI Top 500 Index" that have high "Environmental", "Social" and "Governance" (hereinafter referred to as "ESG") profile relative to their sector peers. Furthermore, the Government Pension Investment Fund (GPIF) announced that it has selected the Index as one of its ESG indices for their passive investment strategy.

2. Results of MSCI Japan ESG Select Leaders Index Assessment

Hulic Reit was selected for “MSCI Japan ESG Select Leaders Index” provided by MSCI in July 2017, and has been continuously included in the index even after the first rebalancing in June 2018.

Acquisition of "Green Star" in the GRESB Real Estate Survey

1. About GRESB

GRESB (Global Real Estate Sustainability Benchmark) is an annual benchmark assessment for environmental, social and governance considerations in the global real estate sector, which was established in 2009 primarily by major European pension fund groups which led the Principles for Responsible Investment.
As of September 2018, around75investors/bank members (representing over USD 18trillionin institutional capital; approximately1,980trillion yen, 1 dollar=110yen) use GRESB data to select investment target sand dialogue with investees. GRESB Assessment results are referred to in a range of investing and asset management processes. A total of 903entities globally, comprising property companies, REITs and private equity real estate funds, participated in the 2018GRESB Assessment. 2. Results of GRESB Assessment

In the area of environmental awareness and sustainability initiatives, Hulic Reit received strong recognition from both dimensions of "Management & Policy and "Implementation & Measurement", and was awarded "Green Star" designation for the two consecutive years. Hulic Reit also receivedthe 2nd-highest "4Stars"ratingfor the two consecutive years,in GRESB Rating, which is a relative evaluation based on total GRESB Score.

DBJ Green Building Certification

The DBJ Green Building Certification is a certification system created by the Development Bank of Japan to support real estate properties with environmental and social awareness.
The certification system evaluates and certifies real estate properties in terms of their desirability for society and the economy based on comprehensive evaluation, which includes not only environmental performance, but also responsiveness to various stakeholder needs such as consideration for emergency preparedness and the community.

BELS Evaluation

BELS Evaluation is a third-party verification system established by the 2016 Ministry of Land, Infrastructure, Transport and Tourism Notification No. 489 "Guidelines concerning the labeling of building energy consumption performance" based on the Act on the Improvement of Energy Consumption Performance of Buildings.
BELS Evaluation is an acronym for the Building-Housing Energy-efficiency Labeling System. In this system, evaluation agencies registered with the Association for Housing Performance Evaluation & Labeling conduct energy efficiency evaluations and labeling. A star rating corresponding to the energy efficiency indicator for each application is given, according to the labeling content based on the guidelines.

CASBEE

CASBEE (Comprehensive Assessment System for Built Environmental Efficiency) is a method for evaluating and rating the environmental performance of buildings that is recommended by the Ministry of Land, Infrastructure, Transport and Tourism. This system provides a comprehensive assessment of the quality of a building, including interior comfort and the exterior, as well as environmental practices such as the use of materials that save energy or have a lower environmental load.
The assessment is ranked in five grades from the highest of S rank to A rank, B+ rank, B- rank, and finally C rank.
