Characteristics of the Location

Lying to the north of the Imperial Palace, the Kudanshita district where this property is located is a business district of long standing with a range of governmental organizations, as well as other tenants such as the headquarters of financial institutions. The district is known for the presence of not only Yasukuni Shrine, Kitanomaru Park, and Nippon Budokan but also a wide range of universities and other institutions, from which it derives its renowned image as a district that is home to cultural and educational institutions.

The nearest station, Kudanshita, is served by a number of lines—Tokyo Metro’s Tozai and Hanzomon Lines and the Toei Shinjuku Line—and is well connected by transport links to Otemachi, Shinjuku, Shibuya, and other centers in downtown Tokyo.

Offices in the district include many small properties of older construction, which means that large-sized office buildings enjoy a scarcity premium. In particular, the large-sized office buildings along main streets such as Yasukuni-dori and Mejiro-dori attract solid levels of demand.

Healthy demand is expected to continue in the future. In addition, the district is seen as an area that will enhance its image even further by providing high-quality stock through reconstruction of older buildings, together with refurbishment and other projects.
