Characteristics of the Location

The Uchikanda-Kandasudacho district, where this property is located, centers on Kanda Station, which is served by JR and the Tokyo Metro Ginza Line. Also in the area are Awajicho Station on the Tokyo Metro Marunouchi Line,

Ogawamachi Station on the Tokyo Metro Chiyoda Line and the Toei Shinjuku Line, and Iwamotocho Station on the Toei Shinjuku Line.
It is adjacent to the Marunouchi and Nihonbashi districts with their concentration of office buildings, and is generally an area with a high level of accessibility.

This district was among the earliest parts of central Tokyo to develop a cluster of office buildings, so that its stock comprises few large buildings but a high density of small- to medium-sized buildings. It is also characterized by a relatively high number of office buildings of older construction.

The Kanda Station area, the heart of the district, has a strong retail and commercial orientation, so that offices are concentrated along the main streets away from the area’s commercial zone. Rent levels in the district are low considering its accessibility, and this advantage attracts tenants in a relatively varied range of sectors.

Property Characteristics

The property is located one minute’s walk from Kanda Station on the Tokyo Metro Ginza Line, around four minutes’ walk from Kanda JR Station, and three minutes’ walk from Awajicho Station on the Tokyo Metro Marunouchi Line. The Ginza Line which serves the district is highly rated as a very convenient “business line,” and the property’s position in the immediate vicinity of the station should give it strong appeal in terms of location.

Size: The property is an office building with a total floor space of 1,446 tsubo* and a typical floor space of 134 tsubo*, a size which is considered typical for the district. The rental spaces are regularly shaped and have a pillar-free construction and thus allow excellent and efficient utilization.

Facilities and functions: The basic specifications comprise a ceiling height of 2,600 mm (free access floor 50 mm) and a floor load capacity of 290kg/㎡. Some five years old, the property is likely to be attractive as a relatively new building in a district with a large older stock.

In terms of overall rating, this office building is expected to perform competitively in the market compared to office buildings of similar size in the district on the strength of its accessibility.
