Characteristics of the Location

The Kanda-Jinbocho/Kanda-Ogawamachi district, where this property is located, centers on the major thoroughfares of Hongo-dori, Yasukuni-dori, and Hakusan-dori. The district has excellent accessibility, as it is served by Ochanomizu and Suidobashi stations on the JR Sobu and Chuo Lines, Jinbocho Station on the Tokyo Metro Hanzomon Line, Takebashi Station on the Tokyo Metro Tozai Line, Shin-Ochanomizu Station on the Tokyo Metro Chiyoda Line, and Ogawamachi Station on the Toei Shinjuku Line.

The district was one of the earliest parts of central Tokyo to develop a concentration of office buildings, and although the market size is big, the stock consists of few large buildings and a high density of medium-sized and smaller buildings.
The district’s tenant profile is marked by a concentration of publishers, bookshops, and related businesses that have traditionally served the universities and educational and medical institutions in the area around Ochanomizu and Jinbocho Stations. There are also a large number of offices occupied by government-affiliated institutions and other public corporations. Additionally, around the street of Yasukuni-dori are concentrations of specialist businesses, with rows of wholesale and retail stores dealing in musical equipment and sports equipment, to give just two examples. Apart from these, the district’s high level of accessibility attracts a varied range of business types and enjoys demand across a wide cross-section.

Property Characteristics

This property is accessible via a number of rail and subway lines, as it is located around three minutes’ walk from Tokyo Metro’s Otemachi Station, around six minutes’ walk from Ogawamachi Station on the Toei Shinjuku Line, and eight minutes’ walk from Kanda Station on the JR Yamanote Line. Its position next to the Otemachi district, one of Tokyo’s main business areas, enables it to meet demand from tenants wishing to locate in the Kanda-Jinbocho/Kanda-Ogawamachi district, as well as other sources of demand such as the large number of businesses located around the Otemachi district seeking sub-offices. The location should prove attractive to tenants in these client groups. Meanwhile, its position directly on the major thoroughfare of Hongo-dori is likely to make it competitive against office buildings located in side streets away from the district’s main thoroughfares.

Size: A development property by Shoei Co., Ltd. (now Hulic Co., Ltd.), the building has a total floor space of 1,088 tsubo* and a typical floor space of 100 tsubo*.

Facilities and functions: The building’s basic specifications, including a ceiling height of 2,600 mm (free access floor 60 mm) and a floor load capacity of 300kg/㎡, are considered typical for the district, which contains many office buildings of older construction. Because it is of comparatively recent construction, the property is likely to enjoy appeal in such an environment.
