Characteristics of the Location

The Property is directly connected to Shin-ochanomizu Station on Tokyo Metro Chiyoda Line, facing Hongo Dori street. Including the aforementioned nearest station, five stations on nine lines are located within 10-minute walk from the Property, with Ochanomizu Station on JR Lines and Ochanomizu Station on Tokyo Metro Marunouchi Line located one-minute walk away. Being on the transport node mentioned above, it boasts an excellent access.
The Ochanomizu area has been long known as a cultural zone with universities, hospitals and religious institutions around. There are many bookstores, publishing companies, and education-related companies having deep relationships therewith, while due to its convenient location near the central Tokyo, IT-related companies have recently moved into the area. In addition, development of wheelchair accessible barrier-free facility in Ochanomizu Station and development of functions in the Hijiribashi-guchi ekimae square (which is closely located to the Property) are underway, expected to complete in 2018 and 2020 respectively. The area is expected to further grow, supported by the enhanced convenience mentioned above.

Property Characteristics

The Property is a relatively new large-scale complex building completed in February 2013, with 23 floors above ground and 2 floors below. The basement has two stories; a square on the ground filled with greens and a square in the basement area having shops around, which combined comprise “Sola City Plaza.” On the 1st and 2nd floors are “Sola City Conference Center” where a variety of meeting rooms are located, a university and education-related facilities are on the 3rd to the 5th floors and the 6th floor and higher are designed for offices.
Basic specifications include a ceiling height of 2,800 mm, a raised floor of 100 mm, and a floor loading weight of 500 kg/m2 (1,000 kg/m2 in heavy duty zones), being comparable to a high grade building. In addition, the spacious floors for leasable space having regular-shaped space of over 900 tsubo on the standard floor are designed to meet various requirements of tenants, large-scale tenants in particular.
Moreover, to ensure continued office functionality in the event of a disaster, the office is built with a seismically isolated structure and has emergency power generators capable of providing emergency power for approximately 72 hours. Another feature of the building is that it has environmentally friendly technologies, with LED lighting installed in the entire office leasable space, solar power generation system installed, and spring water from subways utilized. The Property received the “Five Stars” certification, the highest rank of DBJ Green Building Certification System as a building with the best class, exceptional environmental and social awareness in Japan.
The Property exhibits its presence as a landmark on the large-scale zone of the land stretching in the southeasterly part of Hijiribashi Bridge. Together with the grade mentioned above and environmental performance, these features make it a highly desirable property.
