Characteristics of the Location

The Property is located on the West side of Ikebukuro station, one of the most prominent terminal stations in Tokyo in terms of inbound and outbound passengers. This particular zone is convenient for transportation, with access to multiple train lines, including not only JR lines such as the Yamanote line, but also the Tokyo Metro Marunouchi, Yurakucho, and Fukutoshin lines, the Tobu Tojo line, and the Seibu Ikebukuro line. Furthermore, this zone is well-known as a useful train junction, particularly due to its connectivity with northern Tokyo.
In terms of tenant demands, we expect that there will be demand for retail and offices from a large variety of businesses in addition to demand from service-related businesses and call center-related businesses due to the terminal factor of Ikebukuro station and the ease of attracting a large crowd.

Property Characteristics

The Property, located on a major road with lanes on three sides, is an approximate 3-minute walk from Ikebukuro station, a convenient terminal station, and provides great visibility. The west side of Ikebukuro station is an area with limited office availability and is known for the short supply of available offices. The Property is a medium-sized building with a total floor area of 4,762 tsubo, or approximately 15,742 m2, and a typical floor area of approximately 200 tsubo, or approximately 661 m2. There are many smaller buildings in the area and only a few buildings which can compete with the Property, so we believe it will be in high demand. Moreover, the leasable floor space can be divided for efficient use by different tenants.
Although more than 20 years have passed since the completion of construction, the basic specification is at a relatively high level with a ceiling height of 2,600mm (including OA) and a floor load of 300kg/m2, which still gives us a competitive advange compared to the neighboring office buildings.
Further, there is a heating and cooling equipment placed in the third floor basement of the Property to provide heating to the surrounding district, and therefore we can expect a stable business for the long-term.
All things considered, we believe that the Property will be competitive as an office building in its surrounding area.
