Characteristics of the Location

Located one-minute walk from Todoroki Station on the Tokyu Ōimachi Line, the Property fronts a municipal road that follows the Tokyu Ōimachi Line in an east-west direction. As the Property’s position is such that it is located directly across aforementioned municipal road from the north side of Todoroki Station, the Property has excellent prominence when viewed from the station.
Since long ago, the Todoroki area has been known as a residential area. There are rows of stand-alone houses, and in recent years there has been an emerging condominium presence. As a result, the area has a high density population with a large proportion of family households. Not only is the aforementioned residential area located in the area behind the Property, but the Property itself is a retail facility located in front of a train station that consists mainly of lifestyle convenience businesses that sell daily essentials to consumers of the train station’s market area. Moreover, the Property can be expected to be mainly used by people who visit Setagaya City’s Tamagawa Regional City Office and Todoroki Community Branch Office which are located on the east side of the Property. A location with such locational/environmental characteristics is considered to be highly rare.

Property Characteristics

The Property was completed in August 1990. It is a retail facility with two basement floors and three floors above the ground. The common areas, such as the elevator and stairway are concentrated in the center part of the building. The exclusive areas are located on either side of the building. As the entrance portion of the building is set back, the left-side and right-side facades appear to be independent structures, which provides the Property with a unique characteristic. When the building was completed, a part of the Property was originally used as a bank branch. However, after the bank terminated its tenancy, the Property was renovated and it is presently used mainly for small retail stores. In addition, as a large part of the basement floor has been removed, there is no exclusive floor space on B1. As a result, the exclusive area of the second basement floor has the height of two floors.
In addition to the above-mentioned special characteristic of the facade, the size of the Property is comparatively large compared to the other buildings on the same block, and this characteristic together with its wide facade gives the building a certain presence.
